O&E (Ownership and Encumbrance) Reports
An O&E is a brief summary of the status of record title to a piece of
property. Copies of the most recent vesting deed and pertinent pages of open
mortgages are included with the report.
If requested, an O&E can include the following: (a) recorded judgments
against the property owner; (b) a plat map; and (c) covenants, conditions and
restrictions (CC&Rs).
Some county assessor's offices post property tax information (parcel number,
mill levy, assessed value, etc.) on the internet. An O&E may contain such
information, but it will not include a Certificate of Ad Velorem Taxes, which
must be ordered from the county treasurer for a fee.
An O&E is not a title commitment, and therefore, does not include premium
fees, requirements that must be satisfied in order to insure title, nor all of
the exceptions that may appear on a policy of title insurance.
